Access Statement

 

Introduction
Set deep in unspoilt Cornish countryside, Bridge Pool Cottage offers a unique location next to the River Camel and Camel Trail. 
It is a traditional stone built detached property. 


Pre–Arrival 

  • We have a website and are listed with visit britain, Britain's Finest and Visit Cornwall. Bookings and enquiries can be made via email, fax, telephone or letter.

  • All guests are provided with written directions to the cottage (available in different font size).

  • Time of arrival is after 2.00pm.

  • Earlier arrival may be possible by arrangement.

  • On receipt of the balance, instructions for arrival and of obtaining the key will be given.

  • Parking is on a tarmac driveway, which slightly slopes downwards towards the cottage at the entrance and is suitable for 3 cars, leading to the garage which is suitable for 1 car.

  • The nearest train station is Bodmin Parkway which is on the main Paddington to Penzance line, approx 7 miles from the cottage.

  • Bodmin is the nearest town, approximately 4 miles from the cottage and has 3 large supermarkets as well as access to many shops selling local produce.


Main Entrance

  • The key provided unlocks the stable door into the kitchen and is the second door that you will see on arrival. This entrance has a 4” granite step, 3”deep to a 2 ½”wooden step with draught exclusion doorway 29 ¼” wide, with an outside rubber mat for dirt extraction.

  • A security light is fitted to the garage wall and will light your arrival should it be in the dark. The light switch to the kitchen and another outside light can be found inside to the right of the stable door.

  • On gaining entrance you can access all the house keys, kept on the left hand side of the stable door.

  • The front door is to the left of the stable door, 29 ¼”wide, with a 3 ½” step including the wooden draught excluder, into a level entrance porch. There is a door in the porch leading to the dining room 29 ¼” wide all on the same level.

  • There is an archway to the right of the dining room leading into the kitchen area. This flooring is all level and tiled throughout all 3 areas. There are mats for dirt extraction in the kitchen, porch and at the entrance to the lounge.

  • The doorway from the dining room to the lounge is 30 ¾” wide x 68 ¾” high with an 1/8” x 2” wooden plinth the full width of the doorway, dividing the tiled floor to the carpeted lounge.

  • Level surface from carpeted lounge to tiled conservatory, doorway is 31 ½” x 68 ¾”.

  • The conservatory door to the outside is 31 ¼” wide, with a 4 ½” UPVC step. The pathway to the outside yard, narrows to 23” at one point.


Public Areas 

  • The dining room has a standard height wooden table and 6 chairs, plus a highchair. There is a lamp in this room for extra visibility.

  • On arrival, a tea tray is laid up in the dining room together with the information folder and advertising material.

  • The lounge has an 80% wool, short pile carpet and is beige in colour.

  • A three seater settee, armchair, pouffe, nest of tables, TV, DVD & video with remote controls and a Sky box for a better reception can all be found in the lounge.

  • A wood burner is situated in the lounge, with a log basket to the right of the fire.

  • The open plan staircase leads from the lounge. This has a stair gate at its base with a bar lock to aid with small children. There is a top stair gate available on request but is not kept permanently in situ.

  • At the base of the stairs there is a 1 ½” raised platform, 26 ½” x 27”. The staircase has eleven steps. The first is 7” deep and all the rest have 7 ½” risers. The width of the staircase is 25”, with a single handrail on the right hand side. The staircase is made of pine and has non slip gripper along each step.

  • All rooms have night storage heaters.


Bedrooms and Bathroom

  • All level carpeted areas on the landing to 3 bedrooms, 80% short pile, beige in colour.

  • 1st bedroom is on the right and has a 5’ double bed.

  • 2nd bedroom is on the right and has a 4’6” double bed.

  • The first door on the left of the landing, at the top of the stairs, leads to the bathroom. The doorway is 26 ¼”wide and has two steps down into it. The 1st step is 5 ¼” deep, with a wooden plinth and carpet. The 2nd step is 4” deep and is old pine, leading onto a laminate tiled floor. •The bathroom consists of a bath with a shower above, sink and toilet, all of standard height, heated towel rail and a wall mounted convector heater for extra comfort.

  • The 3rd bedroom can be found in the second door on the left of the landing. This room has twin 3’ firm pine based beds.

  • All bedrooms have bedside lighting either beside or above. 

  • All bedding is either cotton or percale, with non feather pillows and quilts.


Outdoor Facilities

  • Exiting from the stable door, turn left and the first grey door that you come to houses the outside loo. It has a 2” sloping step, with the doorway 25” wide. The toilet is on a 4”raised level.

  • The 2nd grey door on the left is the utility room, which has a front loading washing machine and front loading tumble drier. There is also a top opening small chest deep freeze. There is a 5” deep step up into the utility to a level floor with a doorway 27 ½” wide

  • The garage has a side door with a 4 ½” step with draught excluder. The main garage door is on the level, but care must be taken inside, as there is an inspection pit for car maintenance and there is a metal bar 3” x 3 ½” x 32” at its entrance.

  • The yard and driveway is all fenced for protection of small children, but care must be given to small children when in the garden as they must not be left unattended.

  • The garden can be reached by walking through a gate beside the garage. Midway along the length of the garage can be found two steps, the 1st step up is 5 ¼” deep, the 2nd step up is 6” deep. The width at the narrowest point of the step is 21”. Then there are two steps down, 5 ½” then 6 ¼”. (These 4 steps can be avoided by taking a path to the right of the garage.) Walk for approximately 8 feet to the next set of three steps up, 6”,5 ½”,6 ¼”, all 20 ½” wide. This pathway at its narrowest point is 42” wide.

  • An alternative route to the garden can be taken on reaching the first two steps, turn left for 8 steps to a riverside path. These steps are open sided and have varying risers from between 5 ½” – 11”.

  • The premises are no smoking, but guests are able to smoke in the yard or garage.

  • Open all year.

  • Pets are welcome by arrangement
